General Description: Selling will be 140.53 +/- acres of Allison Township, Lyon County farmland. According to the FSA
office, the farm has 127.08 tillable acres, with 10 +/- acres of grass area with pond. The balance is comprised of road and
ditch. The primary soil types on the farm consist of the Egan, Calco, Trent, Ackmore, Afton, and Colo series. The farm
has an average CSR-1 of 60 & CSR-2 of 72.1 on the tillable acres. The farm is gently rolling. This is a very
desirable farm with road on one side, has been well managed, and is in a good state of productivity.
Legal Description: Parcel I in the NE 1/4 of Section 31-100-46, Lyon County, Iowa.
Real Estate Taxes: Sellers will pay all real estate taxes which would become delinquent if not paid by September 30,
2015, as well as all prior taxes. The estimated net real estate taxes on the farm are approx. $2,833 per year.
Method of Sale: Offered will be the 140.53 surveyed acres of farmland which will remain sold.
Terms: 15% down on the day of the auction. The balance will be due on December 10, 2014. A late charge will apply for
buyers delaying the closing. The abstract will be continued to date. The buyers will have 10 days from receipt of abstract
to have the abstract examined. The sellers guarantee a clear and marketable title on the property. The owners reserve
the right to reject any and all bids.
