Chapel House sits just off the A389 on the
way into Bodmin. Three pretty dormers
face you as you drive onto the property
and the house is set back behind a low
stone wall and the front garden.
Step through the double front doors which
sit snugly between the two original
dormers. The porch is ideal for throwing
off coats and another set of double doors
lead into a vast living room which was the
original chapel.
Reception Room
This amazing room opens out before you

fireplace with a timber surround houses a

second reception room. Super spacious,
light pours in through a set of double patio
doors and four other windows.
Up the staircase find the delightful master
bedroom. The ceiling is vaulted and there
are some rustic built in wardrobes.
Reclaimed floorboards add original texture
to the room and there are superb views
from the window and balcony.
The gothic feel continues with some
original chapel panelling at the top of the
stairs. The en-suite bathroom is tucked
behind a set of arched timber doors and
there is also some eaves storage.
The quirky bathroom has been fitted
beautifully into this vaulted space. Crisp
sanitary ware includes a pedestal washbasin and a back to wall WC. The double
ended bath has a bespoke glass shower

the shower. Very clever!
From the living room, open tread stairs
lead to the remaining bedrooms and

The period style bathroom has a claw foot
bath, a chunky white pedestal basin, close

Wonderful original beams feature on the
vaulted ceiling of the landing and there is
access into a small eaves area.
Bedroom 3 sits on the left and has a
stripped wooden floor and a lovely view
over the countryside.
Reception Room
Bedroom 2 is a lovely double with parquet
flooring and a great rural view. There is
also a useful built in cupboard.
The space outside has lots of further
potential. A low stone wall encloses most
of the property and this leads around to
the garage with vehicular access from the
road and pedestrian access from the
garden. In need of some tlc – there are
interesting possibilities!
The garden is a combination of level and
raised beds with established shrubs and
various trees. A path leads around the
side of the house to a generous garden
area enclosed by low hedges with trees at
various intervals and there are views
across the surrounding countryside.
Vendor Thinks: Chapel House is a lovely
warm space to live in. The sunny extension
is fantastic and on a good day you can see
Pentire Point from the bedroom balcony.
En-Suite Bathroom
My Place Thinks: Quirky and very
interesting! Chapel House is a lovely
building and although a little tired in
places, could really shine with a bit of tlc!
There is masses of character and space,
coming in at just under 1,900 square feet!
The garden is also generous and there is
obvious potential to make something of
the garage (subject to planning of course!)
The views are fantastic and the extension
portion of the house would work really well
if you have a dependent relative or
teenager or it would be perfect if you
fancied doing some posh B&B! We think
this is a lot of Cornish character for the
